Statement of Significance

The Commercial Hotel was erected in 1870/71 for James Kelly, replacing an earlier timber structure first licensed in 1865. This wayside hotel, which was designed by Port Fairy architect, Captain John Mason, is constructed of regular coursed spared basalt to one and half storey height, with a steep pitch iron roof enclosing attic bedrooms lit by gabled dormers. The bullnose verandah was added early in the 20th century.
The Commercial Hotel has been an important stopping place providing accommodation between Port Fairy and Portland since the early 1850s. The hotel is an important surviving example of the work of pioneer architect John Mason and a rare representation of the early Australian colonial vernacular tradition. The attic roof structure is a distinctive and evocative form reminiscent of early building traditions in New South Wales and Tasmania.
The exterior of the Commercial Hotel is maintained in good condition in a near original state. The interior has been substantially modified to meet current licensing requirements.
