The First Avenue Precinct, comprising houses at 42-62 and 27-55 Canberra Street, 1-17 and 2-18 First Avenue, 1-39 Fifth Avenue, 2-40 Fourth Avenue, 1-17 and 2-18 Second Avenue, 1-17 and 2-18 Third Avenue, and 256-280 Moreland Road.

The First Avenue Precinct is of local architectural significance to the City of Moreland.

Why is it significant?

The First Avenue Precinct is a residential area and is of local architectural significance as a relatively intact area of modest brick and timber Bungalow style houses along with a small number of Edwardian houses. The majority of significant building stock comprises detached single-storey brick and timber bungalows, most with terracotta tiled roofs. A single-storey, double fronted timber bungalow with shingle-clad gable ends and a terracotta tiled roof at No 2 Second Avenue provides architectural focus for the precinct. Along Moreland Road there are several large Edwardian and Inter-War houses. The precinct displays cohesion of scale, materials and setbacks and is representative of large-scale single subdivisions dating from the Inter-War period.
