The house at 9 Mount Pleasant Road is aesthetically significant at a LOCAL level. It demonstrates original design qualities of the Federation style. These qualities include the central dominant hipped roof with projecting gables flanking a return verandah. Other intact qualities include the weatherboard wall cladding, galvanised corrugated iron roof cladding, two tall corbelled brick chimneys with terra cotta pots, wide eaves, timber framed double hung windows arranged in pairs, front timber door, timber verandah columns with worked brackets and fretwork valance, capped timber verandah balustrade and the decorative gable infill (brackets, stucco work and battening). The house also makes a significant contribution to the residential and commercial streetscape.

The house at 9 Mount Pleasant Road is historically significant at a LOCAL level. It is associated with Edward Wilks Gibson, owner of the original three acres of land and the house, and also Councillor and President of the former Shire of South Barwon in the 1890s. It is also historically significant at a LOCAL level for its associations with St. Stephen's Anglican Church, as the parsonage in the late 1910s and early 1920s.

Overall, the house at 9 Mount Pleasant Road is of LOCAL significance.
