It is historically significant for its capacity to demonstrate along with other similar villas in its locale the manner in which the elevated land near the Ascot Vale and Moonee Ponds railway stations attracted prestigious villa residences during the Land Boom. (Criterion A)

It is architecturally and aesthetically significant as a richly ornamented villa for the area, especially distinguished by its balustraded verandah with coupled columns and the garden fountain.
