The house at 262 Ascot Vale Road, Ascot Vale, built in 1895-96, and the associated early brick stables and outbuildings are significant.

How is it significant?
The house and associated stables and outbuildings at 262 Ascot Vale Road, Ascot Vale are of local historic and aesthetic significance to the City of Moonee Valley.

Why is it significant?
It has historic value (Criterion A) to the extent that it demonstrates with other contemporary houses in the area the impact of the railway to Essendon in the settlement of the Municipality. The significance of the place is enhanced by the associated stables and outbuildings, which are rare.

It has aesthetic value (Criterion E) as a sophisticated Italianate villa of the late boom period. Together with the stables it makes an important contribution to the historic character of this section of Ascot Vale Road, which forms part of the Byron Street, Elizabeth Street and Maribyrnong Road precinct.
