Statement of Significance

St. James Park presents itself as a quiet and substantial neighbourhood, of particular importance for the sloping terrain, individual buildings, established street and private garden planting and the 'U' shaped layout of Coppin/Shakespeare Grove which accomodates the bend in the river and skirts the railway viaduct. The street layout was determined in 1871/82 when the estate was subdivided, and the tight neighbourhood character is the result of the area developing out of the large esate originally owned by one gentleman. The large number of substantial Victorian dwellings create a sense of permanence and affluence, and the intrusion of recent modern flats and unsympathetic alterations to the houses is regrettable. The overall character of the houses is not one of intact development over one limited period of time, but derives from street elements such as planting, bluestone kerbs, fences and well planted private gardens, the slopes in the area, and the architectual significance of the numerous important individual houses within the area.
