Why is it significant?
Of historic significance as evidence of the 'land boom' that followed the construction of the Coburg railway between 1882-86 when landowners near the projected route and particularly near the projected stations seized their opportunity to capitalize on the project. (AHC Criterion A.4)

Of aesthetic significance as a relatively intact and good example of a boom style brick villa of typical design, which retains many original details. (AHC Criterion E.1)
