Why is it significant?
Of historic significance, as the only house built as part of repeated efforts to develop this area of Pascoe Vale in the late nineteenth century. Also, for its associations with the failed development of Bolingbroke Village. (AHC Criterion A.4)

Of aesthetic significance, as a good example of a Boom style late nineteenth century Italianate villa, in an area where there are few examples of this type of building. (AHC Criterion E.1)
