Statement of Significance

"Walton" at 21 Elm Avenue, Elsternwick is locally important as a surviving grandiose Boom period villa residence, recalling the closer settlement of the area and the cross section of society attracted to it. The aspect of the house facing west over Port Phillip Bay recalls one of the attractions of the area readily apparent prior to later subdivision of the original estate.
