C Listed - Local Significance

The cottage at 37 Hitchcock Avenue is aesthetically significant at a LOCAL level. Although the cottage appears to have been relocated and has been altered, it still demonstrates some original design qualities of a Late Victorian vernacular style. These qualities include the gable roof form that traverses the site and the skillion verandah that projects towards the street frontage. Other intact qualities include the horizontal weatherboard wall cladding, timber framed double hung windows, timber verandah columns, and the timber fretwork valance. The cottage and rear outbuilding at 37 Hitchcock Avenue is historically significant at a LOCAL level. It is associated with the Flinders Estate subdivision of 1887 and the Barwon Heads Estate Company Limited subdivision of 1891. It is also associated with the Western Stage Company and Cobb and Co., as the site of horse stables. Overall, the cottage and rear outbuilding at 37 Hitchcock Avenue are of LOCAL significance.
