The cottage at 33 Grove Road is aesthetically significant at a LOCAL level. Although possibly relocated to this site and extended at the rear, the cottage still demonstrates some original design qualities of a Late Victorian vernacular style. These qualities include the irregular gable roof form that traverses the site, together with a convex front verandah. Other intact qualities include the timber framed windows and the structural configuration of the front verandah. The house at 33 Grove Road is historically significant at a LOCAL level. It is associated with the Flinders Estate subdivision of 1887 and the Barwon Heads Estate Company Limited subdivision of 26 December, 1901. Overall, the house at 33 Grove Road is of LOCAL significance.
