It is historically significant (Criterion A) for its capacity to demonstrate the development sustained in the locale during the Victorian period comparing with subsequent phases in its development including the Post Federation and Inter War periods. It is of interest also as a very late villa to be erected, the year of construction coinciding with the onset of the Depression.
