How is it significant?
It is aesthetically important to the City of Moonee Valley.

Why is it significant?
It is aesthetically important (Criterion E) as a substantial example of a sophisticated Federation period villa, the verandah treatment being noteworthy for its timber screen and shallow spandrels, other contributory elements including the treatment of the corner axis and the arrangement of the elements to give it emphasis.
