STATEMENT OF SIGNIFICANCE

The outbuilding at 245-247 Malop Street, Geelong, has significance as part of the commercial development of the two storey shop and residence in the mid 1850s. Probably designed by the Geelong architect, John Young in 1854, the complex as a whole is a legacy of early commercial developments in Malop Street. This outbuilding is in very poor condition, with evidence of substantial deterioration.

The outbuilding at 245-247 Malop Street is architecturally significant at a LOCAL level. Although altered and in poor condition, it still demonstrates some original design qualities of a Victorian vernacular style. These qualities include the simple hipped roof form clad in slate tiles, rendered Geelong red and blue brick wall construction (albeit substantially spalled), unpainted brick chimney with terra cotta pots, eaveless roofline, single window and doors openings, timber window and door frames, and the rendered masonry sills. The architectural significance of this outbuilding also relies on the retention and conservation of the two storey shop and residence fronting Malop and Swanston Streets.

The outbuilding at 245-247 Malop Street is historically significant at a LOCAL level. It is associated with commercial developments in Geelong at a very early period in the town's growth in the mid 1850s. In particular, this outbuilding probably has associations with Martyn Ryan, original owner who instigated its construction and the erection of the two storey shop and residence in 1854. The outbuilding may have further associations with the early Geelong architect, John Young.

Overall, the outbuilding at 245-247 Malop Street is of LOCAL significance.
