C Listed - Local Significance STATEMENT OF SIGNIFICANCE The house at 120 Garden Street, Geelong, has significance as a predominantly intact example of the Edwardian style. Built in 1912 for Dennis Dines, the house appears to be in good condition when viewed from the street. The house at 120 Garden Street is architecturally significant at a LOCAL level. It demonstrates original design qualities of the Edwardian style. These qualities include the broad recessed hipped roof form, together with the gable, minor gable and hipped bullnosed verandah that project towards the street frontage. Other intact or appropriate qualities include the asymmetrical composition, single storey height, horizontal weatherboard wall cladding, galvanised corrugated steel roof cladding, two elongated unpainted pressed red brick chimneys with unpainted rendered bands and terra cotta pots, modest eaves with exposed timber rafters, paired framed double hung windows front, other timber framed double hung windows, timber framed front doorway, square timber verandah columns, decorative timber fretwork verandah valances and brackets, the design include the hipped window hood at the front supported by curving timber brackets, and the gable infill timberwork simulating shingling and the timber battening. The house at 120 Garden Street is historically significant at a LOCAL level. It is associated with residential developments in Geelong during the Edwardian c.18901915 period. In particular, this house has associations with Denis Dines, warder and original owner, from 1912. Overall, the house at 120 Garden Street is of LOCAL significance.
