Statement of Significance as recorded under the Queenscliff Heritage Study 2009 No. 31 Learmonth Street is of local historical and architectural significance as a representative and largely intact example of an unpretentious house type typical of the 1860s-70s in Queenscliff. It is also of historical interest for its association with original owner, local butcher Thomas Arkins. The property remained in the ownership of the Arkins family from the time of its construction until well into the twentieth century.
