Avon Grove, 1323 Banyena Silo Road, Rich Avon West, has significance as a predominantly intact example of a Late Victorian style and for its mature garden setting. Possibly built between the late 19th and very early 20th centuries, the house appears to be in fair-good condition when viewed at a distance.

Avon Grove, 1323 Banyena Silo Road, Rich Avon West, is historically and architecturally significant at a LOCAL level. It is associated with farming and residential developments in the local area between the late 19th and very early 20th centuries. It demonstrates original design qualities of a Late Victorian style. These qualities include the hipped roof form, together with the gable that projects towards the front, and the return verandah that projects at the front and side. Other intact or appropriate qualities include the asymmetrical composition, single storey height, horizontal timber weatherboard wall cladding, galvanised corrugated iron roof cladding, narrow eaves, timber verandah columns, brackets and fretwork valances, central timber framed doorway and the timber framed double hung windows. The mature exotic and native trees that create the garden setting to the house, notably the palm, pines, and eucalypts, together with the post and rail and woven wire fence and scrolled metal gate, also contribute to the significance of the place.
