What is significant?
The entire 1975 barn and the surrounding site to a radius of 15 metres.

How is it significant?
The barn is historically and architecturally significant to the Shire of Nillumbik.

Why is it significant?
The barn is historically significant because the owners of the property were closely connected to the prominent 'Eltham-style' architect, Alistair Knox and because the barn's design illustrates the role played by owner-builders in constructing 'Eltham-style' properties (Criteria H & A). The barn is historically significant because it was intended to be used for storing fruit, grown on the property and is a reminder of the self-sufficient lifestyles embraced by many members of the Eltham community in the period following World War II (Criterion A). The barn is historically and architecturally significant as a good example of the historically based adobe outbuildings constructed in the former Shire of Eltham, after World War II and for which the area is well known (Criteria A & D).

The former Huggett house barn is a good example of the historically based adobe outbuildings constructed in the Shire of Eltham during the post Second World War period and for which the Municipality is well known in the general community. The barn presumably also illustrates the role of the owner builder in constructing these Eltham style buildings.
